Philadelphia Commercial Indwell 12 7x48 Classic Hardwood-Look Commercial Luxury Vinyl Plank

Philadelphia Commercial Indwell 12 (style #5661V) is a commercial luxury vinyl plank sized 7" x 48" that captures classic hardwood, with natural cathedral grain, varied tones and smooth graining in thirteen oak and pecan colors. It is the 12 mil, light commercial member of the Indwell glue-down line, sitting between Indwell 8 and Indwell 20. The plank is fully adhered to the subfloor and protected by Shaw's ExoGuard finish. Its wide 7" format shows off the cathedral figure better than narrower planks, which helps it read as real oak in offices and apartments.

Best for: Professional offices, multifamily units and amenity rooms, dental and medical suites with moderate traffic, boutique retail and hotel guest floors.

• Shadow 00520: light gray-taupe oak with a muted, shadowy wash.

Why Choose Indwell 12 7x48

• Classic hardwood look with natural cathedrals and varied tones
• Light commercial 12 mil version for offices, multifamily and moderate traffic
• Wide 7" x 48" plank
• ExoGuard® finish
• Same 13 colors as the rest of the Indwell family, including loose lay and SPC versions

Installation Methods

Indwell 12 is approved for direct glue. Each plank is pressed into adhesive troweled over a properly prepared subfloor, giving a floor that stays flat and quiet and does not shift under office chairs. Lay planks in a random stagger, mixing cartons so similar grain patterns are not placed side by side, and run them along the longest dimension of the room. Moisture testing and subfloor preparation should be completed as the manufacturer's installation guide describes (see the spec sheet).

Specifier Tips

In a multifamily project, use Indwell 12 inside the units and Indwell 20 in the same color in corridors and the lobby, so traffic levels are matched while the wood look stays continuous. Ohlone Oak and Walnut Hill hide everyday dust well; Sand Dune makes small units feel larger. Where units need sound control between floors, compare the Indwell II Acoustical Pad style.
